Dear Homeowner, I have some information that I am confident you will find useful. Our company
offers three different marketing programs designed so you pay only for the level of service you need.
Real Estate markets prove that regardless of which real estate company you choose, your home will
likely sell. The question is how much are you willing to pay? Most home sellers are concerned first with
results and then with the cost. Our programs work and cost very little! We are very successful. Our
agents are multi-million dollar top producers. Homes listed with us sell ! Our best references are the
many satisfied buyers and sellers we have helped.



Paperwork Only

This “paperwork only” program is very popular with For-Sale-By-Owner sellers. If you are willing
to pay for the advertising, take the phone calls, and show the property, but feel you may need some help
with the paperwork portion of the sale, this program is for you. After you find the buyer, we will take it
from there through closing for a nominal fee of ONLY $1,495. This includes writing up a binding
purchase agreement, helping your buyer obtain their financing, supervising the closing process, and
working with the appraiser, inspectors, and attorneys. I think you will agree this is a very reasonable fee to help insure that your sale closes smoothly.




Direct - To - Buyer

This program offers the benefits of working with a professional REALTOR® in the marketing of
your home. We show your home to buyers, handle all negotiations and paperwork, help buyers obtain
financing, and do everything necessary to assure a smooth closing. The total fee is only $2,995 and of course you only pay us when the home sells! Homes listed under this program are not placed in MLS.




MLS for Less

“MLS FOR LESS”! ® Why would anyone agree to pay 6% or more to list their home for sale just to get it in MLS? Because MLS works! When you list your home in MLS the listing office generally shares the commission with the MLS agent that brings a buyer. There are over 700 agents in the Greater Lakes Association MLS system. Most serious buyers work closely with an agent; after all, it costs buyers nothing for this professional assistance. Agents direct buyers to homes that meet their budget and desires. To get maximum exposure, especially to out-of-town buyers, you will want to be sure your home is listed in MLS. Through our "MLS FOR LESS"® Program we will place your home in MLS for a total commission of just 4.5%. This can save you thousands compared to paying 6%. Although we charge a low fee, we still offer the same level of full service that you expect when you pay thousands more. The seller still retains the opportunity to pay just $2,995 if seller or any agent at Assist2Sell procures the buyer.

As the name implies, our marketing efforts are directed to buyers rather than MLS agents.

In order for a buyer to purchase your home, they first need to know it is available. We call this exposure. We expose your home to buyers utilizing these primary marketing avenues:



Buyers tend to drive through neighborhoods in which they are interested. A surprising number of homes sell from buyers seeing a sign.

Buyers tend to read the local publications where homes are advertised. This, of course, varies from area to area. Assist2Sell offices utilize the most effective publications. Our advertising features your home, not individual agents. We advertise to attract buyers so our ads are informative, not fluffy. Your agent will review the advertising strategy they use in your area.


Mention to someone you are selling and they might know of someone interested in buying. With a traditional office you help find the buyer, and they, most likely, will still charge you the full commission. At Assist2Sell, you enjoy a lower fee if you help find the buyer.

Buyers call our office from seeing the advertising or the signs, and one of our agents will set up an appointment to show your home to the buyer.



If the buyer is interested in buying your home, we will handle the negotiating and all the paperwork.



There are many details involved that require expert attention once the purchase agreement is accepted. Our agents work the same as traditional agents to assure that everything that needs to be done, gets done. This includes working with the lender, appraiser, inspectors, attorneys, and escrow companies.
